Job Summary
We are looking for an experienced Finance Controllership professional to own the end-to-end controllership function for the organization. This role requires a strong background in real estate finance and accounting, with proven ownership of financial reporting, compliance, controls, and closing processes. The ideal candidate will have handled controllership independently in a real estate developer/construction/REIT/real estate fund environment, bringing rigor, ownership, and stakeholder management skills to a CFO-1 level position.
Responsibilities

Financial Controllership & Reporting
- Own end-to-end monthly, quarterly, and annual book closure, ensuring accuracy and timeliness.
- Prepare and review standalone and consolidated financial statements as per Ind AS / IFRS / applicable GAAP.
- Ensure robust internal financial controls (IFC) and adherence to Standard Operating Procedures (SOPs) across the finance function.
- Drive management reporting, Management Information System (MIS), budget vs. actual analysis, and variance commentary for leadership and the board.

Real Estate Specific Accounting
- Manage project-wise costing, revenue recognition (percentage of completion / Ind AS 115), and cost capitalization specific to real estate development.
- Oversee accounting for land acquisition, joint development agreements (JDAs), joint ventures, and Special Purpose Company/Special Purpose Vehicle (SPC/SPV) structures common in real estate.
- Handle lease accounting (Ind AS 116), Common Area Maintenance (CAM) reconciliations, and rental income accounting for leasing/commercial portfolios, where applicable.
- Coordinate with project, sales, and CRM teams for accurate revenue booking and customer collections tracking.

Statutory & Regulatory Compliance
- Ensure compliance with Companies Act, Real Estate (Regulation and Development) Act (RERA), Foreign Exchange Management Act (FEMA), and other real estate regulatory requirements.
- Liaise with statutory auditors, internal auditors, and regulatory authorities for audits, assessments, and filings.
- Ensure timely and accurate statutory filings (e.g., Registrar of Companies (ROC), RERA disclosures).

Tax Compliance (Added Advantage)
- Exposure to direct and indirect tax compliance – Goods and Services Tax (GST), Tax Deducted at Source (TDS), Income Tax – including return filings, assessments, and litigation support will be a strong plus.
- Coordinate with tax consultants/advisors on tax planning, structuring, and compliance matters relevant to real estate transactions.

Controls, Systems & Process Improvement
- Strengthen internal controls, SOPs, and governance frameworks across the finance function.
- Drive automation and ERP-based process improvements (SAP/Oracle/Yardi or similar real estate ERP systems preferred).
- Support treasury, working capital management, and banking relationships as needed.

Stakeholder Management
- Partner with CFO and business leadership on financial strategy, forecasting, and decision support.
- Coordinate cross-functionally with legal, project, sales, procurement, and CRM teams.
- Manage relationships with auditors, banks, rating agencies, and regulatory bodies.
Qualifications

Experience
- 10 – 18 years of progressive experience in Finance Controllership.
- Mandatory: Prior experience in the Real Estate sector (developer, construction, REIT, real estate private equity fund, or real estate-focused corporate).
- Demonstrated experience owning end-to-end controllership independently (not just a reporting/MIS role).
- Experience with tax compliance (GST/TDS/Income Tax) will be considered a strong bonus.

Qualifications
- Chartered Accountant (CA) mandatory; CA + Chartered Financial Analyst (CFA)/Company Secretary (CS)/Master of Business Administration (MBA) in Finance preferred.
