Job Summary

The Approval Liaison Manager is responsible for ensuring compliance with statutory requirements and coordinating with internal teams and external partners to facilitate the acquisition of all necessary approvals for construction projects. This role contributes significantly to the organization’s goals by ensuring timely project approvals and adherence to regulations, ultimately leading to successful project execution.

Responsibilities

  • Conduct feasibility studies to optimize Floor Space Index (FSI) exploitation and secure necessary statutory approvals.
  • Coordinate with Business Development to provide input that supports decision-making processes.
  • Shortlist and negotiate with liaison architects based on past performance and project requirements.
  • Frame relevant contract clauses and finalize agreements with liaison architects.
  • Ensure timely certification of payments and bills to liaison architects.
  • Support the design team with regulatory insights to finalize schematic layouts and building plans.
  • Prepare project budgets prior to commencement, incorporating all necessary approval costs.
  • Monitor adherence to budgets and timelines for obtaining approvals.
  • Apply for and secure commencement certificates at various project stages.
  • Maintain comprehensive records of all necessary information required for approvals.
  • Organize site visits for government officials and certify payments to regulatory authorities.
  • Update management and joint venture partners on approval statuses and timelines.

Qualifications

  • Educational Qualification: Graduate in Bachelor of Architecture, Bachelor of Technology (Civil), or Master of Business Administration (MBA).
  • Experience: 8-12 years of relevant work experience in project approvals and liaison activities.
  • Skills:
    • In-depth knowledge of Development Plan (DP) and Development Control Regulations (DCR).
    • Proficiency in preparation of cash flows and budgets related to approval costs.
    • Ability to create approval flowcharts.
    • Strong networking skills with urban development authorities and government offices (Mantralaya).
    • Familiarity with land acquisition processes.

Preferred Skills

  • Additional experience in project management and understanding of construction processes would be beneficial.
  • Familiarity with environmental clearance processes.

Experience

8-12 years of relevant work experience in managing approvals, liaising with governmental bodies, and coordinating with project stakeholders.
