Job Summary

We are seeking an accomplished and strategic Fund Manager to oversee the Office Yield Strategy. The fund focuses on investing in high-quality, pre-leased, and completed commercial real estate properties across India. The candidate will be responsible for managing the fund end-to-end, ensuring achievement of its investment objectives, maximizing returns for investors, and adhering to defined investment strategies and guidelines.

Responsibilities

• Ensure strict adherence to AIF regulations, fund documents, and internal compliance policies.
• Proactively identify, assess, and mitigate investment-related risks, including vacancy, concentration, liquidity, interest rate, and capital loss risks.
• Maintain robust reporting and transparency for internal stakeholders and investors.
• Lead and mentor a dedicated team of real estate investment professionals, fostering a high-performance culture.
• Collaborate effectively with internal teams including legal, risk management, administration, and finance.
• Engage with the independent Expert Panel for investment recommendations and approvals.
• Build and maintain strong relationships with developers, brokers, tenants, and potential buyers to facilitate deal flow and exit opportunities.
• Lead the implementation and execution of the investment strategy, focusing on acquiring ownership in companies holding completed, pre-leased commercial properties with high-quality tenants.
• Drive deal sourcing, evaluation, and execution in line with the fund's mandate.
• Conduct comprehensive financial, legal, and tax due diligence for potential investment opportunities.
• Structure and negotiate complex real estate transactions, including debt financing at the SPV level.
• Monitor the performance of the fund's portfolio assets.
• Continuously monitor commercial real estate market trends, demand drivers, and the competitive landscape in India, focusing particularly on Grade A office spaces.

Qualifications

• Education: Chartered Accountant (CA) or MBA in Finance from a reputed institution.
• Experience: 10+ years of extensive experience in real estate investments, fund management, and corporate finance.
• Proven track record in managing Alternative Investment Funds (AIFs) or similar real estate investment vehicles.
• Exceptional analytical and financial modeling capabilities.
• Superior negotiation and deal-making skills.
• Robust risk assessment and management expertise.
• Visionary leadership and effective team management abilities.
• Excellent communication, presentation, and interpersonal skills.

Preferred Skills

• Additional experience in high-growth locations with strong leasing demand.
• Familiarity with infrastructure improvements and assets with tenant stickiness and high replacement costs.

Experience

• Minimum of 10 years of experience in real estate investments, fund management, and corporate finance.
