Job Summary
The Liaison Management Role is responsible for facilitating all necessary approvals and certifications required for construction projects, managing relationships with liaison architects and regulatory bodies, and ensuring adherence to budgets and timelines. This position plays a critical role in supporting project development through feasibility studies and effective communication with various stakeholders.
Responsibilities
- Conduct feasibility studies to assess optimal Floor Space Index (FSI) exploitation and necessary statutory approvals before deal signing.
- Manage relationships with liaison architects, including shortlisting based on past performance, negotiating terms, and ensuring timely certification of bills and payments.
- Prepare and maintain budgets and plans for obtaining all necessary approvals before project commencement, providing necessary inputs to the costing and planning teams.
- Monitor adherence to budget and timelines while applying for and obtaining commencement certificates at various project stages, ensuring the timely delivery of necessary submissions.
- Liaise with regulatory bodies for current updates, certify payments, and organize site visits for officials to facilitate necessary approvals.
- Update management and joint venture (JV) partners on approval timelines and maintain comprehensive records of project approvals and liaison activities.
Qualifications
- Bachelor’s degree in Civil Engineering, Architecture (BARCH), or MBA preferred.
- 7-8 years of relevant experience in liaison management.
- Strong knowledge of Development Plans (DP) and Development Control Regulations (DCR).
- Excellent communication skills for effective interaction with various stakeholders.
- Experience in preparing cash flows and budget for approval costs.
- Familiarity with land acquisition processes and project planning.
Preferred Skills
- Networking abilities at local government (UD/Mantralaya) offices.
- Proficient in the preparation of approval flow charts.
- Knowledge of processes related to property taxes, land use certificates, and land lease rentals.
Experience
7-8 years of experience in liaison management and obtaining necessary project approvals.
