Job Description
Job purpose:
Managing the real estate properties of Kaya nationally. Leading the expansion agenda by proper
site selection as per norms and managing the renewals of existing properties. Also, give strategic
inputs to effectively manage the current & future rent costs. Oversee the execution of new
projects, renovations & maintenance of Kaya clinics across India as per TAT and assigned
budgets.
Primary responsibilities:
• Recommending properties for selection based on comprehensive evaluation of property
including market study, legal due diligence, technical study, financial feasibility & study of
customer footfall. This will involve working closely with the functional teams from
operations, finance, legal & projects.
• Negotiate commercial terms for shortlisted properties on leave & license basis. Ensure
transparency & rigour in deals. Aim for optimal rents and cost optimization.
• Ensure proper title clearance of the property through effective co-ordination with Legal
team. Identify potential legal issues.
• Relationship management with various Property Owners/Brokers/Agents. Develop sound
vendor base.
• Ensure timely handover of sites to project team & assist project team by troubleshooting
any property related matter during fit-out period.
• Coordinate with landlords and various functions within Kaya for any work / matter relating
to properties especially relating to compliances.
• Work with legal team to ensure renewal of licenses.
• Recovering and tracking of security deposits for closed clinics
• Ensuring cost saving on rentals renewal
• Oversee the execution & design of new projects, renovation in existing ones and closure of
any clinic as per timelines and budget allocation.
• Analyze & take cost saving initiatives
• Ensure preventive maintenance of the clinics.

Qualification:
Graduate, Post graduate, (LLB/legal certification would be an added

10+ years experience in real estate or business development. (Experience
in retail chain is mandatory, preferably from premium segment, alsofast-
