Job Summary
The Architectural Project Manager will be responsible for overseeing architectural projects from inception to completion. This role involves collaboration with various teams including leasing, design, and project execution to ensure that projects meet quality standards and are delivered on time and within budget.
Responsibilities

Project Massing:
- Understand the feasibility of the project in terms of built-up area and saleable area during the Technical Due Diligence stage.
- Prepare rough estimates for projects including Floor Space Index (FSI), number of towers, height, and other specifications for Costing & Budgeting purposes.
- Prepare and send Requests for Proposals (RFPs).

Consultant Recommendations and Vendor Management:
- Coordinate with consultants to address queries and translate design philosophies into project briefs.
- Ensure timely payments to vendors and consultants by closely coordinating with the accounts team.

Project Designing:
- Collaborate with the leasing team to understand the Unique Selling Points (USP) and pricing of the project.
- Coordinate with appointed architects at various stages (concept, schematic, General Facility Access (GFA), and General Facility Conditions (GFCs)) to ensure timely design outputs.
- Work with structural and civil design teams to ensure alignment across all elements.
- Provide inputs for vetting various design briefs and suggest improvements based on company expectations.

Project Launch Readiness:
- Create renders, cut sheets, and models in close coordination with the team in preparation for the site launch.
- Analyze leasing team inputs from a customer perspective and incorporate necessary design updates accordingly.

Project Execution:
- Coordinate with project teams during the execution phase to ensure design adherence.
- Monitor work progress to confirm construction follows design specifications.
- Resolve Requests for Information (RFI) queries from the Operations team.

Learning and Development:
- Identify personal development needs and pursue self-improvement through training, education, and projects.
Qualifications
- Graduate/Postgraduate degree in Architecture.
- 10-12 years of relevant work experience in architectural project management.
Essential Skills:
- Prior experience managing residential projects, having been involved in the entire lifecycle of at least one project during execution.
- Knowledge of the latest trends and techniques in architectural designs and layouts.
- Experience coordinating the execution of marketing offices, show flats, and customer experience projects.
- Understanding of legal documents such as agreements and contracts for consultants.
- Proficient in design software such as Computer-Aided Design (CAD).
Preferred Skills
- Prior experience in the real estate sector focusing on residential projects.
- Familiarity with group housing projects and knowledge of local by-laws.
Experience
10-12 years of relevant experience in architectural project management, specifically in residential projects.
