Job Summary

The Project Director will be responsible for ensuring overall profitability, overseeing construction milestones, managing customer relations and Net Promoter Score (NPS), and maintaining quality throughout the project life cycle. This role requires effective management of a cross-functional team while being thoroughly knowledgeable about the complete value chain in the Real Estate Industry, from land acquisition to project delivery.

Responsibilities

  • Manage the P&L (Profit and Loss) ownership and enhance project profitability and returns through effective Asset Management.
  • Develop and maintain the Annual Operating Plan (AOP) to align with business objectives.
  • Oversee day-to-day management of the site, ensuring the execution of the project adheres to the established business plan.
  • Identify and manage risks during the Pre-Construction and Under Construction phases, flagging potential issues that could affect project returns.
  • Propose mitigation strategies and communicate critical risks to management for timely decision-making.
  • Set clear objectives and goals for team members in accordance with the AOP and conduct regular performance reviews.
  • Supervise task completion by team members and manage performance appraisals, ensuring alignment with team dynamics.
  • Initiate team-building and engagement activities to enhance productivity and morale.
  • Identify and implement improvements in processes and procedures within the work area to drive efficiencies.

Qualifications

  • Proven experience in project management within the real estate sector.
  • Strong understanding of the real estate value chain, especially in land acquisition and project delivery.
  • Excellent leadership and team management skills, with the ability to define and communicate objectives effectively.
  • Strong analytical and problem-solving skills to manage risks and evaluate downturns.
  • Familiarity with financial management and budgeting concepts related to project profitability.
  • Experience with performance management processes and team engagement strategies.
  • Educational qualification in Construction Management, Civil Engineering, or a related field is preferred.

Preferred Skills

  • Certification in Project Management (e.g., PMP, Prince2) would be advantageous.
  • Knowledge of local real estate regulations and compliance requirements.
  • Proficiency in project management software and tools.

Experience

  • Minimum of 8-10 years of experience in project management roles, with a significant portion dedicated to the real estate or construction industries.
