SM Liaison

Job Summary

The SM Liaison plays a critical role in managing the feasibility studies, coordination with liaison architects, and ensuring timely approvals and certifications for projects. This position is essential for supporting the business development team and ensuring compliance with regulatory requirements, ultimately contributing to the successful execution of projects.

Responsibilities

  • Conduct feasibility studies to ensure optimum Floor Space Index (FSI) exploitation and necessary statutory approvals before deals are signed.
  • Manage relationships with liaison architects, including shortlisting candidates, negotiating terms, and ensuring timely certification of bills and payments.
  • Prepare budgets and plans for obtaining necessary approvals and certificates before project commencement.
  • Monitor adherence to budgets and plans for obtaining approvals, applying for and securing commencement certificates at various project stages.
  • Liaise with regulatory bodies to stay updated on new developments and requirements, organizing site visits for government officials as needed.
  • Regularly update management and joint venture partners on project approvals and timelines, maintaining a history of approvals and liaison activities.

Qualifications

  • Education: Graduate in Civil Engineering, Bachelor of Architecture (BArch), or MBA.
  • Experience: 14-18 years of relevant experience in liaison management.
  • Skills:
    • Strong communication skills.
    • Complete exposure to Development Plan (DP) and Development Control Regulations (DCR).
    • Proficiency in preparing cash flows and budgets for approval costs.
    • Ability to prepare approval flow charts.
    • Networking skills at Urban Development (UD) and Mantralaya.
    • Knowledge of land acquisition processes.

Preferred Skills

  • Familiarity with environmental clearances and regulatory requirements.
  • Experience in managing multiple projects simultaneously.

Experience

  • 14-18 years of relevant experience in liaison management, particularly in the construction or real estate sector.

Environment

  • Work setting is in-office, located in Bangalore. The role requires regular interaction with various stakeholders, including architects, regulatory bodies, and management.
