Liaison Head NCR 1
Job Summary
The incumbent is responsible for obtaining the necessary building permissions, approvals, and No Objection Certificates (NOCs), ensuring statutory compliance with building norms throughout the lifecycle of projects in the designated region. This role involves effective coordination with government and statutory bodies, consultants, architects, and other stakeholders to facilitate project progress.
Responsibilities
- Ensure that feasibility studies are conducted regarding optimum Floor Space Index (FSI) exploitation and necessary statutory approvals.
- Coordinate with the Business Development team to support decision-making through relevant inputs.
- Shortlist liaison architects based on past performance and project requirements.
- Negotiate terms and conditions, including timelines and payments, with the liaison architect.
- Frame relevant clauses and finalize agreements with the liaison architect.
- Ensure timely certification of bills and payments to the liaison architect.
- Support the design team with regulatory inputs to finalize schematic layouts and building plans.
- Prepare budgets before project commencement for obtaining all necessary approvals.
- Provide inputs related to approvals to the costing and budgeting team for project budget incorporation.
- Monitor adherence to budget and plan for obtaining approvals.
- Apply for and obtain commencement certificates at various project stages.
- Maintain all necessary information required for obtaining approvals.
- Coordinate with liaison architects to ensure timely delivery of plans for municipal and other approvals.
- Review and approve plans from liaison architects for obtaining necessary approvals.
- Ensure timely submissions for obtaining approvals.
- Coordinate with consultants and liaison architects for environmental clearances and attend necessary meetings.
- Liaise with regulatory bodies for updates on new developments and requirements beneficial to projects.
- Organize and coordinate site visits for government officials.
- Certify payments to regulatory authorities and agencies.
- Regularly update management and Joint Venture (JV) partners on various approvals and timelines for all projects in the region.
- Maintain project history related to approvals and liaison activities.
- Update management on recent developments in building norms and regulations.
Qualifications
- Educational Qualification: Graduate in B. Architecture, B.Tech (Civil), or MBA.
- Key Skills:
- Strong negotiation and communication skills.
- Proficiency in project management and coordination.
- Knowledge of building regulations and statutory compliance.
- Ability to conduct feasibility studies and budget preparation.
- Experience in liaising with government and regulatory bodies.
- Strong analytical and problem-solving skills.
- Familiarity with environmental clearance processes.
Experience
- Relevant experience in a similar role, preferably in the construction or real estate industry.
