Job Summary
The Manager - Design plays a pivotal role in overseeing the architectural design and project management processes, ensuring that projects are executed in line with the company's vision and quality standards. This role involves collaborating with internal teams, managing vendor relationships, and ensuring that design processes align with practical execution and marketing strategies.
Responsibilities
- Project Massing: Evaluate project feasibility regarding built-up and saleable areas during the Technical Due Diligence (TDD) stage; prepare rough estimates including Floor Space Index (FSI), number of towers, and specifications for costing and budget inputs; manage Request for Proposals (RFPs).
- Consultant Recommendations and Vendor Management: Coordinate with consultants to address queries and translate design philosophy into project briefs while ensuring timely payments to vendors.
- Project Designing: Collaborate with the leasing team to understand unique selling propositions (USPs) and pricing; liaise with architects and manage design briefs through various project stages; provide constructive feedback on design improvements.
- Project Launch Readiness: Create renders, cutsheets, and models in coordination with the team for site launches; integrate customer feedback from the leasing team into design considerations.
- Project Execution: Monitor design execution on site to ensure compliance with the approved plans; address Request for Information (RFI) queries from the operations team.
- Learning and Development: Identify personal development needs and actively pursue self-enhancement through training, education, and practical projects.
Qualifications
- Educational Background: Graduate/Post Graduate in Architecture.
- Work Experience: 10-12 years of relevant work experience, preferably in managing residential projects.
- Key Skills:
- Extensive experience in the full design life cycle of residential projects.
- Knowledge of current trends and techniques in architecture and design.
- Skills in coordinating marketing offices, show flats, and customer experience design.
- Familiarity with legal documentation related to contracts and agreements for consultants.
- Proficient in design software such as Computer-Aided Design (CAD).
Preferred Skills
- Experience in Real Estate, specifically with residential projects.
- Background in group housing and knowledge of local building regulations and by-laws.
Experience
A minimum of 10-12 years of relevant experience in architecture and design, with a strong focus on residential projects and project management.
Environment
The position is based in the North Zone, with expectations of collaboration across various internal teams and external consultants. The work environment is dynamic, requiring adaptability to both team-oriented and independent tasks.
