1. Basic Purpose of the Position The incumbent is responsible for managing timely implementation of MEP services and equipment for projects through planning, designing, monitoring and coordinating with Project Management Consultants and MEP services consultants. 2. Project Planning  Provides inputs on MEP Services design to Design team at concept design stage  Evaluates detailed design brief submitted by MEP services consultants to ensure design brief is as per design plan, is optimal and in compliance with necessary statutory requirements for MEP works  Provides technical/work scope inputs, reviews and finalizes tender prepared by Services Consultant  Prepares detailed project plan for the project basis the macro plan prepared by regional head in coordination with the project management consultants  Timeliness  Comprehensiveness of planning 2. Selection of MEP vendors  Works with Contracts team to float tenders  Identifies suitable vendors for various contracts ; visits their project sites to evaluate their performance level  Conducts comparative analysis of shortlisted vendors on technical parameters and makes recommendations  Timely selection of consultants 3. Coordination with Consultants  Coordinates with Design team and MEP services consultants to get approval for final drawings submitted by vendor  Resolves technical differences of opinion (or deviations) between consultants and contractors, if any  Identifies and resolves issues hampering project progress  Project activities as per schedule 4. Project Tracking  Plans MEP schedule along with PMC  Conducts regular review meetings with Project Management consultants on work progress, or quality issues  Adherence to design Adherence to planned schedule Responsibility Area Key Activities Indicative Performance Measures  Tracks and monitors progress of MEP plan with respect to final drawings, work schedule and budget  Monitors installation ,Commissioning, Testing , performance trials of all equipments such as HVAC , Escalators  Monitors quality of work by conducting inspections on a regular basis and scrutinizing reports from PMC consultants  Conducts regular site visits to ensure minimal wastage in use of materials  Adherence to Quality standards  Adherence to safety standards and norms 5. Material Procurement related to interior fittings  Coordinates with Design for approval of samples for interior fittings  Follows up with the Purchase team on timely sourcing of fittings such as flooring,POP material, artifacts, lights, fixtures  Timely availability of material 6. MIS & Reporting  Prepares monthly report on Project updates  Provides project updates to Accounts and Sales team for generation of customer bills  Timeliness and accuracy of reports Process 1.
