Job Summary
The Building Approval Manager is responsible for obtaining the necessary building permissions, approvals, and statutory compliance throughout the lifecycle of projects within the designated region. This role involves effective coordination with government and statutory bodies, consultants, and architects to ensure that all building norms and regulations are adhered to.
Responsibilities
- Conduct feasibility studies to assess optimum Floor Space Index (FSI) exploitation and necessary statutory approvals.
- Coordinate with Business Development to support decision-making processes through feasibility inputs.
- Shortlist liaison architects based on past performance and project requirements.
- Negotiate terms, timelines, and payment conditions with liaison architects.
- Frame relevant clauses and formalize agreements with liaison architects.
- Certify bills and ensure timely payments to liaison architects.
- Provide regulatory inputs to the design team for finalizing schematic layouts and building plans.
- Prepare a budget prior to project commencement to cover the process of obtaining approvals.
- Assist the costing and budgeting team by providing inputs related to approval budgets.
- Monitor adherence to budgets and plans for obtaining all necessary approvals.
- Apply for and obtain commencement certificates at various stages of the projects.
- Maintain all requisite information for obtaining approvals and ensure timely submissions.
- Coordinate with consultants and liaison architects to secure necessary environmental and other clearances.
- Liaise with regulatory bodies to stay updated on new developments and requirements beneficial to projects.
- Organize and coordinate site visits for government officials.
- Certify payments to regulatory authorities and agencies.
- Regularly update management and joint venture partners on approval statuses and timelines.
- Maintain a project history related to approvals and liaison activities.
- Communicate recent developments in building norms and regulations to management.
Qualifications
- Educational Qualification: Graduate in B. Architecture, B.Tech (Civil), or MBA.
- Experience: 8-12 years of relevant work experience.
- Key Skills:
- Comprehensive understanding of Development Plan (DP) and Development Control Regulations (DCR).
- Ability to prepare cash flows and budgets for approval costs.
- Proficient in creating approval flow charts.
- Strong networking skills at Urban Development and Mantralaya.
- Knowledge of land acquisition processes.
Preferred Skills
- Familiarity with municipal and other regulatory approval processes.
- Experience in managing relationships with government authorities.
