Senior Manager-BD (Plotted)

Job Summary

The Senior Manager-BD (Plotted) is responsible for identifying and evaluating plotted development opportunities that align with the organization's strategic goals. This role involves engaging with various stakeholders, conducting financial feasibility analyses, structuring deals, and ensuring compliance throughout the project lifecycle.

Responsibilities

• Land Sourcing & Opportunity Identification: Proactively identify plotted development opportunities through a wide network of IPCs, brokers, land aggregators, financial institutions, and other stakeholders.
• Financial Feasibility & Modelling: Lead the preparation of detailed financial models to assess deal viability, including Internal Rate of Return (IRR), Net Present Value (NPV), payback period, and Return on Investment (ROI).
• Deal Structuring & Negotiation: Structure and negotiate commercial terms with landowners or Joint Venture (JV) partners to maximize value for the organization.
• Due Diligence & Compliance: Oversee end-to-end due diligence processes, including title verification, zoning and planning regulations, encumbrance checks, and environmental clearances.
• Relationship Management: Build and maintain long-term relationships with JV partners, landowners, and key market intermediaries, ensuring seamless communication throughout the project lifecycle.

Qualifications

• Bachelor's degree in Business Administration, Real Estate, Finance, or a related field.
• Strong analytical skills with experience in financial modeling and feasibility analysis.
• Excellent negotiation and deal structuring skills.
• Knowledge of zoning laws, planning regulations, and environmental compliance.
• Proven ability to build and maintain professional relationships.
• Strong communication and interpersonal skills.
• Experience in project management and cross-functional collaboration.

Preferred Skills

• Master’s degree in a relevant field.
• Experience in the real estate or construction industry.
• Familiarity with local market dynamics in Gujarat.
• Proficiency in financial modeling software and tools.

Experience

• Minimum of 7-10 years of relevant experience in business development, real estate, or a related field.
