Job Summary
The Building Approval Coordinator is responsible for obtaining necessary building permissions, approvals, and statutory compliances throughout the lifecycle of projects in the designated region. This role requires effective coordination with government and statutory bodies, consultants, and architects to ensure compliance with building norms and regulations.
Responsibilities
- Ensure feasibility studies are conducted concerning optimal Floor Space Index (FSI) exploitation and necessary statutory approvals.
- Coordinate with the Business Development team and support decision-making with relevant inputs.
- Shortlist liaison architects based on their past performance and project requirements.
- Negotiate terms, conditions, timelines, and payment agreements with liaison architects.
- Frame relevant clauses and establish agreements with liaison architects.
- Ensure timely certification of bills and payments to liaison architects.
- Support the design team by providing regulatory inputs to finalize schematic layouts and building plans.
- Prepare and maintain budgets before project commencement for the approvals process.
- Provide approval-related budget inputs to the costing and budgeting team.
- Monitor adherence to budget and timelines relating to approvals.
- Apply for and obtain commencement certificates at various project stages.
- Maintain all necessary information for approval processes.
- Coordinate with liaison architects to ensure timely delivery of plans for municipal and other approvals.
- Review and approve plans from liaison architects for obtaining necessary approvals.
- Ensure timely submissions for obtaining approvals.
- Coordinate with consultants and liaison architects for environmental clearances and attend necessary meetings.
- Liaison with regulatory bodies for updates on new developments and proposals that may benefit projects.
- Organize and coordinate site visits for government officials.
- Certify payments to regulatory authorities and agencies.
- Regularly update management and Joint Venture (JV) partners on approvals and timelines.
- Maintain project history related to approvals and liaison activities.
- Update management on recent developments in building norms and regulations.
Qualifications
- Educational Qualification: Graduate in B. Architecture, B.Tech (Civil), or MBA.
- Experience: 8-12 years of relevant work experience.
- Key Skills:
- Complete exposure to Development Plan (DP) / Development Control Regulations (DCR).
- Preparation of cash flows and budgeting for approval costs.
- Development of approval flow charts.
- Networking at Urban Development (UD) and Mantralaya (state government).
- Knowledge of land acquisition processes.
Preferred Skills
- Experience in project management and familiarity with construction processes.
- Strong negotiation and communication skills.
- Ability to work collaboratively in a team environment.
Experience
8-12 years of relevant work experience in building permissions, project approvals, and related statutory compliance.
Environment
The position typically involves working in an office environment while also requiring site visits to coordinate with governmental and regulatory bodies. The job may demand travel to various project sites within the designated region.
