Job Summary

The Project Manager will be responsible for overseeing significant real estate projects, managing a team, and ensuring that all operational, financial, and compliance-related activities are executed efficiently. This role contributes to the organization's goals by driving project timelines and ensuring quality standards are met.

Responsibilities

  • Financial Management: Drive site reviews and budgeting processes while coordinating with the finance team for smooth pay-outs to contractors, vendors, and project management consultants (PMCs).
  • Operational Oversight: Devise the sequence of activities to be conducted on-site, ensuring alignment with project timelines and coordination with key stakeholders including contractors and PMCs.
  • Design Coordination: Work closely with the design team to ensure all good for construction (GFC) drawings are available as per the scheduled timeline. Review drawings with architects and consultants to identify and mitigate risks.
  • Material Procurement: Analyze material requirements for the site, provide necessary approvals for procurement, and coordinate with contracts and budgeting teams.
  • Snagging Coordination: Collaborate with the Facilities and Handover team during the snagging process to ensure proper site handover and address snag issues effectively.
  • Team Management: Drive training schedules for all PMCs and contractors, set work objectives, allocate tasks, conduct performance reviews, and engage team members in team building activities.

Qualifications

  • Experience: Minimum of 10 years of experience in the real estate sector with a proven track record of managing projects worth ₹200-300 crores.
  • Leadership Skills: Ability to lead a team of 20-25 members and manage resources effectively.
  • Financial Acumen: Strong understanding of budgeting and financial management in project settings.
  • Operational Knowledge: Expertise in overseeing operational activities including MEP (Mechanical, Electrical, and Plumbing), civil works, and project planning.
  • Communication Skills: Strong verbal and written communication skills for effective stakeholder management.
  • Problem-Solving Abilities: Proficient in identifying risks and establishing corrective actions.

Preferred Skills

  • Familiarity with quality and safety compliance standards.
  • Experience in process improvement methodologies.
  • Knowledge of project management software and tools.

Experience

  • At least 10 years of relevant experience in project management within the real estate industry, particularly in large-scale projects.

Environment

This position typically operates in an on-site environment, requiring coordination with various stakeholders, contractors, and team members. Attendance and engagement on project sites are essential for oversight and management.
