Job Summary

The Senior Manager - TDD will be part of the Legal team, primarily focused on conducting thorough title due diligence (TDD) for land acquisitions in and around the Bangalore region. This role encompasses handling various real estate assignments, including RERA (Real Estate Regulation Authority) and customer litigation.

Responsibilities

• Determine strategies for managing litigation cases through consultations with external consultants and advocates.
• Effectively manage and respond to litigation cases.
• Provide timely legal advice to different departments regarding concerns or queries that may impact legal standing.
• Review and analyze contracts prepared by the Contracts team to ensure adequate legal controls and checkpoints are incorporated.
• Create a comprehensive knowledge repository for updates on laws and regulations relating to the real estate industry for team accessibility.
• Review and approve all legal formalities needed for the formation of societies/associations, including registration processes and the drafting of relevant deeds.
• Interact with societies/associations to finalize deed agreements as required.
• Conduct due diligence on properties to confirm clear and marketable titles.
• Review preliminary documents utilized by the Business Development team, including Memoranda of Understanding (MoUs) and terms and conditions.
• Ensure all commercial terms of agreements are properly documented.
• Draft transaction-related documents, such as land purchase and development agreements, while negotiating closure with counterparties.
• Engage in discussions with Joint Venture (JV) partners regarding legal matters.
• Ensure that project files are handed over to regional teams once agreements are finalized.
• Monitor regions lacking appointed legal personnel directly.
• Mentor and oversee the activities of Regional Legal teams to ensure compliance with planned objectives.
• Review and resolve issues in documentation submitted by the Regional Legal team.
• Distribute project responsibilities among direct reports and assign litigation coordination tasks with regional offices.
• Ensure proper management and storage of all legal records.
• Develop a standard framework for drafting legal documents based on past experiences, adjusting as needed per project requirements.
• Establish guidelines to guarantee timely and accurate preparation of Sales Agreement documents.
• Adhere to company-defined guidelines and processes, ensuring compliance with project timelines.
• Identify areas for improvement in work processes and recommend solutions to enhance efficiency, cost-effectiveness, and productivity.
• Actively participate in process improvement initiatives within the work area.
• Provide recommendations for regional manpower needs.

Qualifications

• Educational Qualification:
  • LLB (Bachelor of Laws) or LLM (Master of Laws)
• Skills:
  • Proven experience in conducting Title Due Diligence (TDD) for land acquisitions.
  • Knowledge and experience in handling various real estate assignments, including RERA and customer litigation.

Preferred Skills

• Strong negotiation skills with external consultants and advocates.
• Familiarity with real estate law and regulations, particularly in the Bangalore region.
