Senior Manager - Technical Due Diligence

Job Summary

The Senior Manager - Technical Due Diligence will play a critical role in identifying and evaluating land development opportunities, ensuring financial feasibility, structuring deals, and overseeing compliance and due diligence processes. This position is essential for aligning land acquisition strategies with the organization's goals and maximizing value through effective negotiation and relationship management.

Responsibilities

  • Land Sourcing & Opportunity Identification: Proactively identify plotted development opportunities through a wide network of IPCs, brokers, land aggregators, financial institutions, and other stakeholders. Engage directly with landowners to evaluate potential deals and assess alignment with organizational strategy. Conduct detailed site visits and micro-market analyses to understand local dynamics, demand drivers, and project viability. Shortlist, filter, and recommend land parcels based on technical, financial, and legal feasibility.
  • Financial Feasibility & Modelling: Lead preparation of detailed financial models to assess deal viability, Internal Rate of Return (IRR), Net Present Value (NPV), payback period, and Return on Investment (ROI). Coordinate with internal teams (Sales, Design, Finance) to ensure realistic assumptions on pricing, sales velocity, costing, and phasing. Evaluate multiple deal structures (outright purchase, Joint Venture (JV), Joint Development Agreement (JDA)) based on financial returns and strategic fit.
  • Deal Structuring & Negotiation: Structure and negotiate commercial terms with landowners or JV partners to maximize value for the organization. Draft and review term sheets, Non-Disclosure Agreements (NDAs), Memorandums of Understanding (MoUs), and other preliminary agreements in coordination with the Legal team. Drive alignment with internal stakeholders and obtain necessary approvals from Head Office (HO), Regional Heads, and Investment Committees.
  • Due Diligence & Compliance: Oversee end-to-end due diligence processes including title verification, zoning and planning regulations, encumbrance checks, and environmental clearances. Liaise with legal, liaison, and external consultants to ensure thorough risk assessment and compliance with regulatory frameworks. Validate alignment of plotting layouts with regional development authority norms and Development Control Regulations (DCR).
  • Relationship Management: Build and maintain long-term relationships with JV partners, landowners, and key market intermediaries. Ensure seamless partner communication throughout the project lifecycle and resolve any issues that arise during execution. Represent the company with professionalism and integrity in all external dealings.

Qualifications

  • Bachelor's degree in Business Administration, Real Estate, Finance, or a related field; a Master's degree is preferred.
  • Strong analytical skills with experience in financial modeling and feasibility analysis.
  • Excellent negotiation and communication skills.
  • Proven experience in land acquisition, due diligence, and compliance processes.
  • Familiarity with zoning laws, planning regulations, and environmental assessments.
  • Ability to build and maintain relationships with various stakeholders.
  • Strong project management skills and attention to detail.

Experience

  • Minimum of 7-10 years of relevant experience in real estate, land acquisition, or technical due diligence.

Environment

  • This position is based in Bengaluru and requires full-time, in-office work. The role may involve site visits and interactions with various stakeholders in the field.
