Job Summary
The Project Manager will play a crucial role in overseeing the feasibility, design, and execution of the project. This position involves extensive collaboration with various teams and stakeholders to ensure that project goals are met within established timelines and budget parameters.
Responsibilities
- Understand the feasibility of the project in terms of built-up area and saleable area during the Technical Due Diligence (TDD) stage.
- Prepare a rough estimate for the project, including Floor Space Index (FSI), number of towers, height, and specifications for cost and budgeting estimation.
- Prepare and send Request for Proposals (RFPs) to relevant vendors and consultants.
- Coordinate with consultants to address queries and translate design philosophy into project briefs.
- Ensure timely pay-outs to vendors and consultants by coordinating with the accounts team.
- Collaborate with the leasing team to understand the Unique Selling Proposition (USP) and pricing of the project.
- Extensively coordinate with architects at various stages (concept, schematic, Gross Floor Area (GFA), and Good For Construction (GFC)) to ensure timely design briefs.
- Liaise with structural and civil design teams to ensure alignment across all project elements.
- Provide input on vetting for various design briefs and suggest improvements in line with company expectations and product briefs.
Qualifications
- Relevant educational qualifications in Project Management, Architecture, Civil Engineering, or related fields.
- Proficiency in working with design software and project management tools.
- Strong understanding of architectural, structural, and civil design principles.
- Excellent communication and collaboration skills.
- Ability to manage multiple projects and meet deadlines.
- Strong analytical and problem-solving skills.
- Knowledge of budgeting and financial analysis related to projects.
Preferred Skills
- Experience with vendor management and consultant coordination.
- Familiarity with local building codes and regulations.
- Additional certifications in project management (e.g., PMP, PRINCE2) are a plus.
Experience
- Minimum of 5 years of experience in project management, particularly in real estate or construction sectors.
Environment
