<h3>Job Summary:</h3> We are seeking an experienced and dynamic Land Acquisition Head to lead and manage the end-to-end land acquisition process for our real estate projects. The role involves identifying potential land parcels, managing negotiations, handling legal and compliance requirements, and ensuring smooth coordination with government authorities, landowners, and internal teams. <hr /> <h3>Key Responsibilities:</h3> <ul> <li> Identify and Evaluate Land Parcels suitable for residential, commercial, plotted, and mixed-use developments. </li> <li> Lead negotiations with landowners, intermediaries, and brokers to secure land at optimal terms and valuations. </li> <li> Coordinate due diligence process — legal title verification, technical feasibility, and financial viability assessments. </li> <li> Handle legal documentation — Agreements, Sale Deeds, MoUs, Joint Development Agreements (JDAs), and Power of Attorneys. </li> <li> Manage liaisoning activities with government bodies like Revenue Departments, Town Planning, RERA, Registration Office, and other authorities for obtaining necessary sanctions and NOCs. </li> <li> Work closely with legal, finance, and project teams to ensure timely approvals and project clearances. </li> <li> Maintain strong relationships with landowners, legal advisors, brokers, and government officials. </li> <li> Keep track of market trends, land rates, and upcoming development areas for strategic acquisition opportunities. </li> <li> Lead, manage, and mentor the land acquisition team for smooth operations and negotiations. </li> <li> Ensure compliance with company policies and regulatory requirements at every stage. </li> </ul> <hr /> <h3>Key Skills & Competencies:</h3> <ul> <li> Strong understanding of real estate market dynamics, legal documentation, and land laws. </li> <li> Excellent negotiation and interpersonal skills. </li> <li> In-depth knowledge of liaisoning procedures and government regulations. </li> <li> Ability to manage multiple land acquisition projects simultaneously. </li> <li> Strong networking with landowners, brokers, and government officials. </li> <li> Excellent leadership, team management, and decision-making abilities. </li> <li> Attention to detail and risk assessment skills. </li> </ul> <h3>Preferred Experience:</h3> <ul> <li> Minimum 20 years of experience in Land Acquisition, Legal, and Liaisoning roles within the Real Estate sector. </li> </ul>
