Job Description: To identify potential trade areas & spearhead retail expansion for EBO & LFS through property acquisition to enhance brand footprint in target markets Drawing road map for the new market and analysing the market potential and identifying the focal points to setup the business Proactively engage in business development activities for Retail businesses in both Malls & High streets Strategizing expansion through study of demography, purchasing power, brand positioning in consumer’s mind New market activities need to be undertaken through focussed new business development, networking and leveraging the existing relationships with Retailers / Brands / Mall Developers Introducing New Franchisees/Partners for the business growth Manage the entire process of leasing/acquisition including supply/demand identification, financial modelling, best-use analysis, target identification, deal structuring, and negotiation, legal and commercial due diligence coordination. Constantly monitoring and evaluating opportunities to grow business with the help of Resizing/Relocation in key locations Competition & Complimentary brand analysis and keeping tab of market trends Particularly focusing on leasing and sale transactions Conduct site visits with channel partners/ consultants; lead meetings with potential landlord partners Negotiate on - Rent, Floor, Area, scope of work, Security deposit, tenure, basic Amenities, FOC advertisement options etc. with the Landlord/ developers. Coordination for site feasibility, design development, liaison with construction team, IT team and final delivery of the site to the operation team. Working on Capex, Financial Feasibilities of the new projects. Directing and guiding team to manage project effectively, deliver best negotiated deals and timely follow ups with the other departments for completion of projects. Qualification: Bachelor’s degree with minimum 15+ years of retail leasing / retail sales experience. Knowledge of leasing contracts (malls & high-street), negotiation, documentation, clauses, and interpretation. Proven relationships working with regional/national mall developers, landlords, hoteliers, and retail brands. Strong negotiations and sales-oriented mindset. Excellent written and verbal communication skills
