Project Manager - Real Estate

Job Summary

The Project Manager will oversee the execution of real estate projects valued between 200-300 crore, managing a team of 20-25 individuals. This role entails significant responsibilities in finance, operations, and personnel management, ultimately ensuring the project’s successful completion on time and within budget.

Responsibilities

  • Financial Management: Drive site reviews and budgeting processes while facilitating smooth pay-outs to contractors, vendors, and Project Management Consultants (PMCs) in coordination with the finance team.
  • Operational Oversight: Devise a sequence of activities for site coordination with key stakeholders, ensuring all operational activities (MEP, Civil, Planning, etc.) progress according to established project timelines.
  • Design Coordination: Collaborate with the design team to ensure that all Good for Construction (GFC) drawings are in line with the schedule and conduct joint reviews with architects and consultants to identify potential risks.
  • Materials Management: Analyze material requirements on-site, approving procurement, and coordinating with Contracts and Budgeting teams to ensure availability and compliance.
  • Handover Process Management: Work with the Facilities and Handover team during the snagging process, establishing responsibility for snag issues and ensuring rectification by the project team.
  • Team Leadership: Drive training schedules for PMCs and contractors, set work objectives, balance team workload, conduct performance reviews, and engage in team building activities.

Qualifications

  • Experience: Minimum of 10 years of experience in the real estate sector, with demonstrated experience managing large-scale projects worth approximately 200-300 crore.
  • Leadership Skills: Strong interpersonal and leadership skills to manage a diverse team of professionals.
  • Financial Acumen: Proficiency in budgeting, financial planning, and vendor management.
  • Operational Expertise: Deep knowledge of construction processes and project management methodologies (e.g., PMI, PRINCE2).
  • Problem-Solving Skills: Ability to foresee risks and devise mitigation strategies.
  • Communication Skills: Excellent verbal and written communication skills for effective stakeholder engagement.
  • Technical Skills: Familiarity with construction management software and tools.

Preferred Skills

  • Certifications in Project Management (e.g., PMP, CAPM) or relevant construction management methodologies.
  • Experience with various construction materials and technologies.
  • Knowledge of local construction regulations and compliance.

Experience

  • 10+ years in real estate project management, specifically related to large-scale construction projects.
